September marks a potential turning point in the property calendar. The summer holidays are over, families are back into routine, and the property market in Edgbaston and Harborne starts to pick up pace again. It’s a time when buyers are motivated to move before the end of the year, and sellers are eager to capture that fresh wave of interest.
One of the most effective ways to harness this energy? Open houses.
Why Autumn and Open Houses Go Hand in Hand
The start of autumn creates a natural sense of urgency. The weather is still pleasant, gardens look inviting, and there’s enough time to complete a sale before Christmas. For buyers, it’s the moment to find a home and settle in before the depths of winter. For sellers, it’s the perfect opportunity to showcase a property in its best light, literally.
An open house, whether an early weekend morning or an open evening taking advantage still of lighter nights in early autumn, can bring multiple potential buyers through the door in one go, creating an atmosphere where interest is visible, decisions are quicker, and competitive offers are more likely.
The Benefits for Sellers
An open house condenses what could be weeks of viewings into a single, high-impact event. It also creates the “buzz” that can be hard to generate with private, one-by-one appointments. When buyers see others walking through the same home, it naturally reinforces its appeal and value.
With pricing now sharper than earlier in the summer, an open house can be the catalyst that turns interest into serious, timely offers — especially when buyers feel the pressure of autumn’s ticking clock.
Open Houses also offer convenience for a vendor, to prepare the home hopefully once, and not too much disruption of vacating frequently for viewings.
The Benefits for home seekers/buyers
For buyers, open houses offer the chance to see a property without the pressure of a formal one-to-one appointment.
They also reveal something you won’t see in an online listing: demand. A busy open house is a clear sign that the property is well-priced and worth serious consideration.
What the Local Market is Telling Us
The latest figures show why the timing couldn’t be better. In July, Edgbaston had 92 houses for sale — the highest number for this month in six years — giving buyers more choice than last summer. In Harborne, 313 properties were available, up 12% year-on-year.

At the same time, pricing is becoming more realistic. Edgbaston’s average asking price for new listings was £734,167 in July-based on houses only, down from June’s £827,644. Harborne saw an even bigger adjustment, with new listings averaging £417,311, 23% lower than the previous month. This shift means buyers are more willing to view — and act — when a property ticks the right boxes.
Make the Most of the Season
Autumn only comes around once a year — and in the property market, it can be one of the most decisive periods. With more homes coming to market, more realistic pricing, and buyers keen to move before the festive season, open houses in Edgbaston and Harborne can deliver results quickly.
If you’re planning a move, now is the time to prepare. An open house is part of a selling strategy we offer, and discussing prior to the autumn could be the start of your next chapter.
