Home Prices Are Up in Edgbaston and Harborne – But Does That Mean Your Home Is Worth More?
April’s property data has arrived, and the headlines suggest optimism for homeowners in Edgbaston and Harborne. Asking prices are climbing—but does that actually translate into higher sale prices?

Interpreting the Spring 2025 Market Across B15 and B17
In B15, new listing prices (based on houses only) in April 2025 rose to an average of £656,882. This represents a 13.9% year-on-year increase, suggesting that sellers are entering the market with heightened expectations. However, agreed sale prices told a different story, falling to an average of £472,161, down 11.87% compared to April 2024. This gap between asking and achieved prices suggests increased resistance from buyers and signals a need for pricing strategies grounded in evidence rather than ambition.
Interestingly, the price (£) per square foot for agreed sales in B15 did edge upward, from £378 to £387, an increase of 2.38%. This subtle shift indicates that, while buyers are pushing back on inflated listing prices, they are potentially still willing to pay a premium for quality properties that meet expectations. Availability of properties in B15 climbed by over 40% year-on-year, reinforcing the notion that competition among sellers is heating up. The market has become more discerning, with a rise in both price reductions and sales falling through, up 21.6% and 28.6% respectively.
B17, Harborne, showed a healthier relationship between seller expectations and buyer action. The average asking price for new listings stood at £430,830, up 6.2% on the year. More notably, the average price for agreed sales rose as well, hitting £360,537—an increase of just over 10%. The price per square foot for these transactions also rose significantly, from £306 to £360, reflecting a 17.65% year-on-year gain.
This data points to a more confident and competitive market in B17, where pricing strategies are more in tune with what buyers are prepared to pay. Availability of properties was up 31.9% on the year, mirroring Edgbaston’s increase, but unlike Edgbaston, agreed sale prices in Harborne kept pace, suggesting that stock quality and buyer alignment may be stronger in this postcode.
That said, Harborne did not escape volatility. Price changes were up nearly 39% on the year, and fall-throughs, a key indicator of fragile buyer commitment, rose sharply by 85.7%. This suggests that, while pricing is more balanced, transaction stability remains a concern across both markets.
